Lighting a New Westminster strata or storefront

Uptown and Downtown are mostly low-rise and high-rise condos. Queensborough has newer townhouses and houses on flat land, and many of them sit under strata rules. Storefronts and offices fill the commercial streets around them.

The job usually covers entrances, rooflines, signs, trees and common areas. A strata council often wants one tidy look across the whole complex. A shop owner wants the front to look festive before shopping season starts.

Many of these properties have entrance trees or common areas with no safe way to reach them. That is where we come in, so nobody on council or in the office has to get on a ladder. If you have bins of lights in storage, we will hang them when they are outdoor-rated and still work. If not, we can supply lights.

Planning around the hill, the wiring and the weather

New Westminster is built on a slope down to the Fraser River. Many streets are steep and tight, and that can make ladder and lift access harder than it looks from the sidewalk. Lots on the hill are often partly shaded as well.

Older buildings tend to have few outdoor plugs. Cord runs need planning, so we look at where the power is before we talk about a layout. Winters here are mild and wet, so a solid connection matters more than cold-weather concerns. Dry fall days are the best window for the steep lots around the hill.

If a roof is slick or the wind is up, we move the roof work to another day. We do not push ahead to keep a schedule. Everything is attached with clips, so trim, siding and railings are not nailed or stapled.

How booking works for councils and property managers

Book early in the fall. Larger displays need a walk-through, approval from the council or manager, and a date set before the calendar fills.

To get started, send the address, photos of the areas to be lit, where the power is, and the dates you have in mind. On a bigger complex, a walk-through helps. Larger properties are often planned over more than one visit.

You can book install and removal together, with the January removal date set up front. That means no one has to chase it later. You can also book only one part. Repair and removal are available on their own, even for lights someone else hung and nobody has a record of.

The price depends on the size of the property, how hard the areas are to reach, and whether we use your lights or supply them. We explain that before you commit.

Around New Westminster

  • Uptown and Downtown are mostly low-rise and high-rise condos, so most jobs involve entrances, common areas and council approval.
  • Queensborough has newer townhouses and homes, many under strata rules, on flat land beside the river.
  • Steep streets and tight access around the hill can make ladder and lift placement the hardest part of a job.
  • Older buildings often have few outdoor plugs, so cord runs get planned during the walk-through.

We work in Queen's Park, Sapperton, Queensborough, Uptown, Downtown, Glenbrooke North, Victory Heights and the rest of New Westminster.

Questions people ask

When should a strata or business book Christmas lights?

Plan early in the fall. Larger displays need a walk-through, an approval from the council or manager, and a date set before the calendar fills.

Can you work around residents and customers?

Yes. We book work around opening hours and busy times. We keep walkways and entrances clear while we are on site.

Can install and removal be booked together?

Yes. Book them together and we set the January removal date up front, so nobody has to chase it later. You can also book either one alone.

Do individual owners in a strata need permission?

Usually yes. Most stratas have rules about what can go on exterior walls and common property. Check your bylaws first and we will work to them.

What should we send you first?

Send the address, photos of the areas to be lit, where the power is, and the dates you have in mind. On larger properties, a walk-through helps.

Can you repair or remove lights that someone else installed?

Yes. Repair and removal can each be booked alone, even on lights another company or a past volunteer hung. That helps when last year's lights are half out and no one has a record.

Will you use our existing lights?

If they are outdoor-rated and still work, we will hang them. If not, we can supply lights. We will tell you which applies after we see what you have.

Do I have to sign up for a yearly plan?

No. You hire us for one job at a time. There is no program to join and no commitment past the work you book.
