Coquitlam strata buildings and what they need
Coquitlam has a large strata population. Towers around Coquitlam Centre and Burquitlam have added a lot of it, and townhouse complexes on Burke Mountain and around Town Centre add more. Each building type asks for something different.
Townhouse complexes around Burquitlam and Town Centre often set exterior rules. Council members usually want one tidy look across the whole complex, so we plan the lights as a single layout. Entrance trees, signs, walkways and common areas are the usual targets. Many of those have no safe way to reach them with a homeowner's ladder.
Storefronts and plazas have a different clock. They need to look festive before shopping season, and we work around opening hours so customers can still get in. We keep walkways and entrances clear while we are on site.
Hillside weather, big trees and when to book
Burke Mountain and Westwood Plateau sit well above the valley floor. They get more rain, cooler nights and occasional snow, and the snow tends to arrive before it does in the rest of the city. Lights on those hills are best up before December.
Many lots and complexes back onto forest or ravines. Cedars and firs close to the roofline drop needles and branches during storms, so we check rooflines and tree access on the walk-through. Newer buildings there are tall and the ground slopes, which means ladder and lift positions take planning.
We move roof work when it is slick or windy. That may shift a date by a day or two, and we would rather tell you than work in poor conditions. We use clips only, with no nails or staples, so siding, fascia and trim are not damaged.
Plan early in the fall. Larger displays need a walk-through, an approval from your council or manager, and a date set before the calendar fills.
How hiring us one job at a time works
There is no program to join and no yearly plan. You book the job you need this season. If you want us back next year, you book again.
If your property already has outdoor-rated lights that work, we hang them. If not, we can supply them. Install, repair and removal can each be booked alone. That includes last year's lights that are half out, even when no one has a record of who hung them.
For a property manager who wants one company for the whole job, install and removal can be booked together with the January date set up front. Nobody has to chase it later.
We explain what the price depends on before you decide. That is mainly the size of the property, how hard the areas are to reach, and whether we supply the lights. Bigger complexes are often planned over more than one visit.
