What Langley houses usually need
Langley is a mix, so the jobs vary a lot. Walnut Grove and Murrayville have many family homes with two-storey entries and several gables. Those are the roofs most people don't want to be on. Brookswood and the older Walnut Grove subdivisions from the 1980s and 1990s tend to have long, simple rooflines that look good with a clean line of lights.
Willoughby and Yorkson are mostly newer townhouses and row homes, often with attached garages. Out toward Fort Langley and Aldergrove, acreages bring long driveways, gates and big trees that people want lit.
We hang rooflines, gutters, peaks, dormers, railings, pillars, icicle lights, pathway lights, and wreaths and garland. Everything runs to a timer, so the lights come on without anyone going outside.
Frost, outflow wind and wet roofs
Langley is further inland, so winter nights are colder and frost is more common than near the coast. Cold outflow wind also comes through. That matters for two reasons.
First, lights that are hung loosely sag or blow down after the first windstorm. We use clips that hook onto the gutter edge or slip under the shingle edge, and we keep the line tight so it holds.
Second, roof work depends on the day. A frosty morning may mean we start on the ground and wait for the roof to clear. If the roof is slick or the wind is up, we move the roof work to another day. A wet roof is not worth the risk. Light rain does not stop ground-level work.
Booking early helps. Lights can go up in October or November and stay off until you want them on.
Using the lights you already have
A lot of Langley homeowners have bins of lights in the garage and nobody who wants to hang them. That is a normal starting point for us.
If your lights are rated for outdoor use and working, we hang them. We check each strand first and tell you plainly if one is not worth hanging again. You don't have to buy new lights to book us. If you would rather not deal with it, we supply the lights.
The price depends on a few things you can see from the street:
- How long and how high the rooflines are
- How many peaks, gables and dormers there are
- Whether the strands need to reach a far outdoor plug
- Whether you supply the lights or we do
Install, repair and removal can each be booked alone, even on lights someone else hung.
Strata townhouses and low-rise condos
Much of Langley's newer housing is strata, especially in Willoughby and Yorkson, and Langley City Centre has low-rise condos. Strata rules often decide what can go where, so check with your council or property manager before you book. Some stratas limit hanging points, colours or the dates lights can be up.
We also work with stratas, low-rise condos and storefronts, so we can quote a single townhouse front or a full building. The same clips-only approach applies, and the same one-job booking.
When the season is done, removal happens in January. You can add it to your install or book it separately. Next year is up to you.
