What Langley stratas and storefronts usually need
Willoughby and Yorkson have a lot of newer townhouses and row homes under strata rules. Langley City has older low-rise condos, and Langley City Centre has storefronts that want to look festive before shopping season. Each one has its own version of the same problems. A council wants one tidy look across the complex. Entrance trees and common areas have no safe way to reach them. Residents and tenants can't have ladders in the way during busy hours. Last year's lights are half out and nobody has a record of who hung them.
We plan and hang entrances, rooflines, signs, trees and common areas. Work is booked around residents and opening hours, and we keep walkways and entrances clear while we are on site.
How we work without a yearly plan
You hire us for the job in front of you. There is no program and no yearly plan to join. If your strata has bins of lights in storage, we hang them when they are outdoor-rated and working. If they aren't, we supply lights.
Install, repair and removal can each be booked on their own, even on lights someone else hung. That helps when the last contractor is gone and half the display is out.
Everything goes up on clips. We don't use nails or staples, so siding, trim and fascia are not marked.
Most councils and property managers also want removal sorted early. Book install and removal together and we set the January removal date at the start, so nobody has to chase it after the holidays.
Frost, wind and scheduling in Langley
Langley sits further inland than the coastal cities. Winter nights are colder, and frost and snow show up more often. Cold outflow wind comes through in winter too. Morning roof work may have to wait for frost to clear.
When a roof is slick or windy, we move that work to another visit instead of pushing through it. Larger complexes are often planned over more than one visit anyway, so a weather shift is easier to absorb.
Brookswood and Fernridge have heavy evergreen cover on many lots, so trees and shrubs can be part of the display as well as rooflines. Properties near Fort Langley and Aldergrove can have long driveways, gates, big trees and long cord runs to plan for.
Plan early in the fall. Larger displays need a walk-through, approval from the council or manager, and a date set before the calendar fills.
What the price depends on and what to send first
We don't post a flat price for strata and commercial work, because properties vary too much. The price depends on the size of the property, how many areas are being lit, and how high and hard to reach they are. It also depends on whether you supply the lights or we do, and whether removal is booked with the install.
To get a clear quote, send us a few things.
- The address
- Photos of the areas to be lit
- Where the power is
- The dates you have in mind
On larger properties, a walk-through helps. Most stratas have rules about what can go on exterior walls and common property, so check your bylaws first and we will work to them.
